138 Pitt Street is a 5-storey uptown retail building that has undergone a full refurbishment in 2021.  

The building features three open circulation levels that connects the Basement, Ground Floor and First Floor levels. The Second Floor, Third Floor and Roof Top terrace are instead connected by a fire rated staircase. The building is fully sprinkler protected and has a shared internal egress easement with the adjoining building at 130 Pitt Street at the First Floor 

AED Fire was engaged by the owner of the building to provide a comprehensive Fire Engineering Design package for addressing numerous non-compliance issues pertaining to the existing layout and design of the building and for ensuring that the fire safety design and features in the building meets the Performance Requirements of the Building Code of Australia.
