105 Bella Vista Drive, Bella Vista is a five (5) storey mixed used development which consist of residential apartments & townhouse units, commercial units and basement carpark. The building features a central open courtyard area on the Ground Floor which is bounded by the commercial units facing Bella Vista Drive and the residential & townhouse units.   

AED Fire was engaged to provide a comprehensive Fire Engineering Design package for addressing numerous non-compliant BCA issues pertaining to this development such as extended travel distances, reducing the Fire Resistance Levels within the commercial units & parts of the basement carpark level and non-compliant discharge from the fire stairs, just to name a few. The building will be provided with a compliant sprinkler system throughout including the basement carpark levels, a fire detection system consisting of smoke detectors and smoke alarms, hydrants, a booster assembly, emergency lighting & exit signage among others.
